Site selection

Avocados are adapted to a warmer, tropical or subtropical climates /wide range of soils and should grow well where there is fairly good drainage. There should be no hardpan or rock layers within 3 feet of the soil surface. Lime deposits in the soil can cause poor growth and should be avoided. Soils that are poorly drained or where water remains standing for any length of time are also unsuitable and may lead to root rots.
Site selection is the most important consideration when establishing an avocado orchard, or purchasing an existing orchard and below are some of the aspects you should consider

Aspect

Be very aware of areas prone to waterlogging/swampy areas. Avocados also need good lighting conditions

Wind

Irrigation is required for heavy crops in areas with low rainfall and possible frost/hailstones protection.

light intensity

Avocados are a subtropical plant, preferring warm weather, minimal frosts and good light intensity to yield well.

Water

Physical soil attributes

Well aerated, well-drained soil is required for healthy root growth and limiting root-rot pressure.

Chemical soil attributes

Adequate nutrition is very important for sustained yields and sizing. Fertilizer amendments can address most issues
